Columbus Housing Market Update: What August's Rising Inventory Means for You


If you've been watching the Columbus real estate market from the sidelines, you've probably noticed something's shifted. Homes aren't flying off the market in 48 hours anymore. For-sale signs are staying up a little longer. And yet prices haven't dropped — they're still climbing, just at a calmer pace.

So what's actually happening? Central Ohio's inventory has grown roughly 7% year-over-year, giving buyers more homes to choose from than they've had in several years. At the same time, the median sale price across the region has pushed past $335,000, and homes are still selling for close to 98.5% of asking price. In other words: more choice for buyers, but sellers aren't giving much away.

Here's what that means depending on which side of the transaction you're on.

Where the Numbers Stand Right Now

Central Ohio currently has about 2.2 months of housing supply — up from the razor-thin, under-two-month levels we saw through most of the last few years. That's still technically a seller's market (six months of supply is considered balanced), but it's the most breathing room buyers have had in a while.

The average home is now spending around 47 days on the market before going under contract, compared to homes that used to sell in a matter of days. Sellers who priced aggressively and expected a bidding war in 72 hours are having to adjust their expectations — and their pricing strategy.

What This Means If You're Buying

More inventory means more negotiating room. You're less likely to be one of fifteen offers on a single house, and you have more time to actually think through a decision instead of waiving every contingency out of fear of losing the home.

That said, don't mistake "more balanced" for "buyer's market." Homes are still selling close to full asking price, and well-priced properties in sought-after school districts are still moving fast. The homes sitting on the market longest tend to be overpriced or need work — which can also mean opportunity if you're willing to negotiate or take on a project.

A few things worth doing right now if you're house hunting:

  • Get pre-approved before you start touring, so you can move quickly on the right home without losing your negotiating leverage to financing delays.

  • Ask your agent for actual days-on-market data on any home you're considering — a listing that's been up for 60+ days often has more room to negotiate on price or closing costs.

  • Don't assume every market is the same. Central Ohio isn't one market — it's dozens of micro-markets, and conditions in Dublin look very different from conditions in Upper Arlington or Reynoldsburg.

What This Means If You're Selling

Rising inventory means you're competing with more listings than you were a year or two ago, so pricing correctly out of the gate matters more than ever. Overpricing and "testing the market" is a much riskier strategy today than it was in 2022 — buyers have options now, and they know it.

The good news: prices are still rising, homes are still selling close to full ask, and demand hasn't gone anywhere. Well-prepared, well-priced, well-marketed homes are still moving in under two months. If your home has been sitting for 60+ days with little activity, it's usually a pricing or presentation issue — not a sign the market has turned against you.

Columbus's metro population has crossed 2.2 million people, with steady in-migration from other Ohio cities, higher-cost coastal metros, and a wave of remote workers, retirees, and young families drawn by relative affordability. That sustained demand — combined with new construction and more sellers finally listing homes they'd been sitting on — is what's driving both the inventory growth and the continued (if slower) price appreciation.

Columbus isn't cooling off so much as it's normalizing. Buyers have more room to make thoughtful decisions, and sellers who price realistically are still seeing strong results. Whichever side of the table you're on, the numbers underneath the headlines matter more than the headlines themselves.
